If you’re a self-managing landlord and your tenant fails to pay rent, what do you do? Our recommendation is that you immediately serve a Five Day Notice to Pay Rent or Quit. The eviction process in Nevada is fast and straightforward.


Five Day Notice to Pay Rent or Quit

When you serve the Five Day Notice, you are actually going to have to wait for more than five days. You cannot count the day you served the notice, and you cannot count weekends or any days that the courts are closed. However, after the full time period has come and gone, if you have not received your rent payment, you should begin to file the paperwork with the court that will result in an eviction.

Las Vegas Eviction Process

Once you file the necessary paperwork with the court, it will generate a 24-hour notice on the tenant’s door. The tenant has the option to file an answer and if they do, you’ll need to go to court and present the reasons for why they should be evicted. If you’re doing this on your own, make sure you have all the documentation you need to support the eviction. If you work with a company like ours, you’ll have a professional property manager handling the eviction for you. The process in Nevada is quick, unlike states such as California. Tenant Not Paying Rent: When to Make Allowances

Maybe your tenant will call you when rent is late and say that he or she lost a job, or a partner is sick, or there’s some reason for financial trouble, and more time to pay is requested. It’s okay to do this once in a while for an otherwise great tenant, but don’t do it all the time. You don’t want to be taken advantage of.
